Ten stages, in order.

i.

Contract & payment terms

Once you approve your quote, the contract is signed with a transparent three-stage payment structure: a 10% deposit (flexible and customer-led), a second payment on the day materials are delivered, and the final payment upon completion. Any known issues — rotten decking, chimney work — are discussed and priced upfront on the contract.

ii.

Scheduling & communication

You receive a few days' notice before the crew arrives. Scheduling is weather-dependent, and we communicate proactively by phone, text, or email. If weather delays a start date, you are informed immediately.

iii.

Material delivery & crew arrival

Materials are coordinated for delivery on the same day the job starts. You choose where the materials are placed on your property. The crew arrives at 8:00 AM ready to begin work.

Roof preparation

Approximately 80% of installations are layover jobs — installed directly over existing asphalt shingles, manufacturer-approved. During a layover, edge shingles, ridge caps, curled shingles, and moss are removed in a cutback process. For the remaining 20% requiring a tear-off, the old roofing is removed down to the deck.

Underlayment & waterproofing

Synthetic underlayment membrane is applied across the entire roof surface. For tear-offs, ice and water shield is added for additional protection against moisture penetration in Ontario's freeze-thaw climate.

Flashings & detailing

All flashings are installed before the metal panels: chimney flashings (custom bends, sometimes requiring stone cutting), skylight flashings, sidewall and front-wall flashings, and plumbing stack boots (rubber-to-metal sealed). The most detail-intensive phase, critical for long-term waterproofing.

Metal roofing system installation

Panels installed according to manufacturer specifications. Snow guards are added where needed — above front doors, walkways, hot tubs, and barbecue areas — to prevent sudden snow slides.

Gutter assessment

Gutters are assessed as part of every project. You receive an honest recommendation on whether to replace them before or after the roof work, depending on their condition. Never a pressure upsell — just practical advice.

Cleanup & site safety

A dedicated ground crew member handles cleanup throughout the entire installation — not just at the end. A magnetic sweeper collects any stray screws and nails from the lawn, driveway, and walkways. At the end of each day, the site is locked down with a full safety check.

Final walkthrough

Colum personally inspects every completed installation. This final walkthrough ensures every detail meets standards before the project is signed off and your final payment is collected.

The forecast is monitored closely. If weather threatens mid-installation, the site is secured and tarped to protect your home. Tools are locked down and the crew returns when conditions clear. You’re kept informed at every stage.

Gardens and landscaping are protected — platforms are built over delicate areas when needed. A dedicated ground crew member handles cleanup throughout the day, and a magnetic sweeper collects stray fasteners from lawns, driveways, and walkways.

No surprise change orders

A thorough pre-inspection catches most issues before work begins. Rotten decking is discussed and priced upfront on the contract. Chimneys needing masonry work are referred to a qualified subcontractor. You know the full scope before the first panel is installed.

Living at home during installation
